Q. I've been renting my condo in New York to a couple for three years. Both have good jobs but cannot buy the condo from me because they cannot get a mortgage with 5 percent down. I am retired and would be willing to sell them the condo for $210,000, take 5 percent down and hold the mortgage for 20 years at 6.5 percent interest. I am 65 now and would use money as income. I want to be sure that the attorney I hire writes up the mortgage agreement to protect me in case they suddenly stop paying me...
